Heating paid tune-up on Allied Air upflow furnace built in 2016. Good temp split, good airflow. Replaced 16x25x5 filter. Customer elected to join Comfort Family Membership (orange,) and will need filters delivered. Gas pressure is good, flames are looking good. All static pressures are normal. All electrical signals within manufacturing specifications. Cleaned indoor unit thoroughly and ensured working order upon completion of maintenance. System is heating properly, no repairs or replacements are necessary at this time. Everything in working order upon departure. Customer elected to join Comfort Family Membership Orange Level. Home has slightly elevated gas levels, but no gas leaks were found in any HVAC or Plumbing appliances. Recommend having fireplace inspected for possible gas issue. Plumbing Inspected water heater and verfied operation. Water heater is 15 years old Verified operation of all sinks,stops and drains. All shutoffs and toliets passed.

Arrived to toilet that would occasionally fill after not being flushed. Found the red Mansfield seal to be degraded and no longer resting flat. Replaced red seal, fill valve and supply line. Cleaned work area and checked for leaks. Toilet is functioning properly and no longer leaking through the seal.

Customer had front wall hydrant freeze. Shut off water and replaced with Woodford wall hydrant. Customer agreed to and replaced the back hydrant as well. Added new copper fittings to repairs. Restored water and verified proper operation of hydrants. No leaks around repairs were found. 3” by 2” drain wye in crawlspace has been leaking slowly over time. Recommended redoing section of drain pipe. Picture is attached to work order and email. Will send quote for repair. Will also send quote for washer box replacement if tightening packing nut does not fix issue. All else working properly at this time.

Found pvc drain under dish washing machine completely snapped off. Installed new 1-1/2” mip with new 90 sweep elbow. Glued new fittings onto existing pipe. Secured connections and verified proper drainage. Another sink had a leak and we will return at a later time to get a new commercial strainer basket with lever. Will send quote in email.

I came to replace a toilet supply line, and after restoring water to check for leaks, everything is working properly as it should.

I checked the return ductwork in the attic for collapsed ductboard. I found some portions that were partially collapsed, but not fully. I also found a duct leak in the crawlspace and sealed the ductboard joint with foil tape.

I was called to a home to fix a furnace that was leaking from the inducer. Upon inspection, I found that the drain trap and hose from the inducer to the trap were clogged. I cleaned the trap and blew out the hose. The system was no longer leaking.

I arrived at the scene of a clogged sewer in unit 203. I inspected the crawl space in 203 and found sewage leaking and puddling in the crawl space of 205. I accessed the 4” pvc cleanout on the west side of 205 and found no water, indicating that the blockage is under 205 on the 4” pvc main. I notified the tenants in both 203 and 205 of my findings. Maintenance men arrived and I explained my findings. The 4 duplexes shared the same 4” pvc sewer running horizontally through all of them, causing flooding and blockage under 205.

We arrived to service a clogged K-Sink Drain. We removed the trap on the right sink, to gain access into the line. We ran the line, 5/16” Cable, 40’ Stoppage was food build up. Reinstalled the trap and ran water. Filled and dumped the sink a few times to flush the line. We checked for leaks and cleaned up work area. There is a little gurgling in the sink after you dump it, this appears to be a venting issue.

Customer had shower parts that needed replaced. Ultimately decided to wait and possibly replace entire tub. Gave the customer a quote for tub replacement, waste and overflow, and shower valve. If work is accepted then we will have someone come out and quote scope of work.

I performed a leak search on a customer's system, found a leak in the indoor evaporator coil, and quoted a new evaporator coil. The customer approved, and I will call to schedule when the coil arrives at the shop. Thank you for choosing Lanz!

I am an HVAC contractor. I cleaned the burners, flame sensor, and condensate drain. I measured the igniter, flame sensor, inducer and blower, capacitor, gas pressure, flue pressure, air supply and return pressure, temperature split, and temperature drop across the coil and filter. I also delivered 16x20x1 filters. The furnace is working. I also arrived to perform plumbing maintenance. I checked all stools, fixtures, and pumps. I performed water heater maintenance. I was called to a home to fix a power error code on a thermostat. I found that the thermostat wire had an extra wire that was not previously there. I rewired the thermostat and board to add the common wire to both so this issue would not happen in the future.

1. Customer searching for HVAC contractor due to possible air pollutants in the HVAC ductwork. Upon arrival the technician checked for any sort of issues with HVAC system or ductwork that could be causing high VOC readings and customers allergies. Checked humidity levels in ductwork, blower condition, coil condition, what rooms return ductwork is in, and checked for leaks of refrigerant in evap coil. I did not notice anything out of the ordinary with the HVAC system, everything was operating correctly and clean.

Customer searching for Air conditioning repair due to system not cooling. Upon arrival the technician observed that the system was off. The customer explained that it just didn’t seem to be cooling. Upon running the system, the fan and motor were working but it did not cool. Delta t was only 4 degrees. Refrigerant pressures were checked and they were low at 20 and 141. Superheat was 76, subcooling was 2, evaporator temperature was -6 degrees. Options were discussed with the customer and they decided to get an estimate for replacement since it is at least 15 years old and is an R22 unit. An appointment was set up for an estimate.

Arrived to diagnose sump pump. 4” + of water in basement Existing pump was not able to pump water out fast enough and was beginning to fail Replaced existing pump with Liberty 237 Once new pump was installed technician could see water level going down Temporarily hooked up a piece of 1 1/2 pvc on the outlet outside to get water further away from house Technician stayed for a while to ensure pump was draining good Customer has questions about his battery backup system and pump in the back yard. Technician was not able to answer those questions and recommended a senior technician to come out to trouble shoot back up pump and help explain the system. Lead sent to underground for burying sump line through the yard into the ditch for better drainage and ensuring water won’t be coming back into the house after it’s pumped out. Customer also has a very shallow sump pit. Technician recommended possibly replacing pit with a deeper pit to make flooding less likely to happen. New pum

Customer is searching for a furnace repair professional due to wall heater not heating. Upon arrival the technician found wall heater not operating. The gas was shut off. Turned the gas on and tried lighting the pilot but the spark igniter button wasn’t sparking. Lit the pilot with a match but the flame was not burning on the thermocouple. Cleaned the thermocouple and adjusted the pilot so the flame was burning on the thermocouple and the pilot stayed lit. Tested system operation several times and everything ran correctly. At this time the system is operating properly.

Customer is searching for an HVAC contractor due to a furnace that is not turning on. Upon arrival, the technician found that there was a pressure switch error. It was apparent that the inducer motor was seized. The technician barely touched inducer and it took off running. Furnace fired up and is operating properly at this time.

Ran solution through tankless water heater. Flushed solution out of tankless lines. Serviced tankless water heater ensured proper operation and good combustion. Need to return to replace scale cutter filter. Customer has a faucet in master bathroom on right side that doesn’t have as good of pressure as left side faucet. Tried to remove aerator but the tabs to remove it with are broken and calcified and unable to remove aerator. Technician recommended replacement faucet due to the calcium build up and inability to remove aerator. Quote is included in invoice. Customer will consider the replacement. All else I working properly at this time.

Customer is in need of a plumber due to a leak in their shower. Upon arrival, customer had water stained spot on basement floor coming from above bathroom. Ran water and did not see anything leaking. Found cracking in grout outside of shower base. Also found cracking in grout along top of shower base. Used silicone to seal around top of shower base. If issue continues then grout repair may be needed.

Customer needs an HVAC technician to service their AC unit for routine maintenance. Cooling paid Tune-up on a Trane XB 14 Air conditioner, 3 tons, built in 2010. Good temp split, good airflow. Replaced 20x20x1 filter. Customer noted a small leak coming from evaporating coil drain pan. Found PVC piping to have lost seal due to deteriorating glue. Resealed PVC. No further leakage at this time. Instructed customer to let us know if problem returns. All electrical signals are in range including all capacitors.
