Sump pump repair: Removed toothbrush obstructing float switch causing continuous running. Restored proper operation.

Sump pump repair: Replaced primary & backup pumps with 457 model & Water Commander. Installed audible alarm. Leak tested.

Sewer line inspection & drain cleaning via 4" PVC cleanout. No dispatch fee as part of annual maintenance.

Replaced faucet cartridge. Kitchen faucet repair completed.

Replaced outdoor wall hydrant.

Replaced thermostat and tested operation. The system did not trip at all and is operating properly at this time.

Cut out compromised section of copper pipe. Prepped for new install of pipe by plumbing in a new 1 inch T90 into three-quarter inch branch line.

Water is pooling in hallway when all faucets are run at the same time. Scheduled return visit same day, for drain team to check integrity of sanitary lines.

Repaired water line and provided quote to customer for a new water heater.

Installed new check valve along with new sump pump. Also replaced a cartridge in the kitchen sink. Tested for leaks and operation. Everything is working properly at this time.

Post diagnosis, will send quote to remove and replace approximately 3 ft of pipe.

Performed routine heating maintenance. System is heating properly.

Made plumbing repairs to toilet. Cleaned work area and checked for leaks. Toilet is functioning properly and no longer leaking through the seal.

Customer had front wall hydrant freeze. Shut off water and replaced wall hydrant. Customer agreed to replace the back hydrant as well. Restored water and verified proper operation of hydrants.

Installed new pvc pipe to dishwasher that was broken. Secured connections and verified proper drainage.

Replaced a toilet supply line, and after restoring water, checked for leaks. Everything is working properly.

Diagnosed some portions of ductwork in attic partially collapsed, but not fully. I also sealed a duct leak in the crawlspace. Customer will call to schedule ductwork repairs in attic when they are ready.

Upon inspection, I found that the drain trap and hose from the inducer to the trap were clogged. I cleaned the trap and blew out the hose. The system was no longer leaking.

I inspected the crawl space and found sewage leaking and puddling in the crawl space of adjacent unit. I accessed the 4” pvc cleanout and found no water, indicating that the blockage is under adjacent unit on the main. I notified the maintenance staff of my findings.

Cleared a food build up in a k-sink drain. Reinstalled the trap and ran water. Filled and dumped the sink a few times to flush the line. We checked for leaks and cleaned up work area. There is a little gurgling in the sink after you dump it, this appears to be a venting issue.

Customer had shower parts that needed replaced. Ultimately decided to wait and possibly replace entire tub. Gave the customer a quote for tub replacement, waste and overflow, and shower valve. If work is accepted then we will have someone come out and quote scope of work.

I performed a leak search on a customer's system, found a leak in the indoor evaporator coil, and quoted a new evaporator coil. The customer approved, and I will call to schedule when the coil arrives at the shop. Thank you for choosing Lanz!

Performed routine furnace maintenance and also delivered 16x20x1 filters. The furnace is working. I also arrived to perform plumbing maintenance. I checked all stools, fixtures, and pumps. I was called to a home to fix a power error code on a thermostat. I found that the thermostat wire had an extra wire that was not previously there. I rewired the thermostat and board to add the common wire to both so this issue would not happen in the future.

The technician did not notice anything out of the ordinary with the HVAC system, everything was operating correctly and clean. Will provide estimate for air scrubber to alleviate allergen concerns.
