Ran solution through tankless water heater. Flushed solution out of tankless lines. Serviced tankless water heater ensured proper operation and good combustion. Need to return to replace scale cutter filter. Customer has a faucet in master bathroom on right side that doesn’t have as good of pressure as left side faucet. Tried to remove aerator but the tabs to remove it with are broken and calcified and unable to remove aerator. Technician recommended replacement faucet due to the calcium build up and inability to remove aerator. Quote is included in invoice. Customer will consider the replacement. Refrigerant pressures were low at 103 and 314. Superheat was 38 subcooling was 6, delta t was 16 degrees. I added one and a half pounds of 410A and got pressures up to 133 and 355. Superheat was 14, subcooling was 17. Delta t was 21 degrees. Customer is not interested in finding the leak at this time. At this time the system is operating correctly.

I checked the capacitor and it was good at 32.4 of 35. I checked the compressor windings and 2 of them were open. The compressor was hot so I sprayed it with water until it cooled off. Even after it cooled down the windings still didn’t open. The compressor is bad. I recommended replacing the unit since it is R22 and very old, but the customer wanted to make the repair. I ordered the compressor from Rogers under PR 12831, it should be in tomorrow. Once it is in we can schedule the repair. I quoted $3,413.50 for the repair. I left the power to the outdoor unit off for now. Collected dispatch and diagnostic today. 6/7/24 Returned to replace compressor. When I went to reclaim the refrigerant I found the system was complete empty of refrigerant. I pressure tested the system and found it was leaking in the evaporator coil. The

Customer looking for HVAC contractor as walk-in cooler is not cooling. I found the freezer not cooling. I found the condenser fan motor mount broken and the condenser fan motor mechanically siezed. I found one of the evaporator fan motors not spinning, found a bad evaporator fan motor. Note the condenser fan blade is a 17” 5 blade prop. The evaporator fan blade is 12” 5 blade prop. Our Commercial Comfort Consultant Eric J. will send a quote for a new condenser fan motor, condenser fan blade, condenser fan motor mount, evaporator fan motor and evaporator fan blade. I recommend that the freezer DOES NOT RUN until the above repairs are finished. I left the breaker to the freezer in the off position.
Tenants said roll out was tripped, they reset but after a few minutes tripped again. Ran unit and had same results. Checked gas pressure and draft pressure. Pulled and cleaned burners. Unit continues to trip roll out. Checked flue gas for CO and found over 1000ppm. The heat exchanger is plugged and will need to be replaced to get unit operational.
