Customer is searching for HVAC contractor to perform commercial AC maintenance. Replaced belts and confirmed motor operation. Everything is working properly at this time.
Today, I arrived on site and conducted a thorough inspection of the HVAC system. The return air temperature was 73°F, supply air temperature 53°F, with a total air temperature split of 20°F, which is considered good. The return static pressure was .4Wc, supply static pressure .3Wc, totaling .7Wc. I recommend checking and replacing the filter. The blower wheel and evaporator coil are clean. The blower run capacitor and flame sensor are in good condition. All gas safety controls are working properly. The condenser fan run capacitor and compressor run capacitor are within tolerance range. Overall, the HVAC system is in good condition with no major issues.
Arrived to clogged main sewer for basement portion of the home. Access through 6” clay tile cleanout on west side of the house. This clean out is actually a house trap and the camera would not navigate around it. Rodded line to clear the blockage. 3/4 cable used R4 cutter 120 feet ran Roots caused blockage. Post cleaning camera inspection was unsuccessful due to the house trap. Ran water for several minutes and all was working as it should. Homeowner has plans to reroute the kitchen sink and the washer drain to the existing sewer that leaves high in the basement.
Performed heating maintenance on both geos. All system components were working properly.
Camera inspection of sewer line. Access through outside cleanout. The line is all PVC with a break in tap. No other structural issues. Kitchen sink and washer line drain into a pipe that goes into the floor in the basement that is unvented and causing the noise in the kitchen sink. Replaced the linkage for the pop up drain in the bathroom sink
