Furnace maintenance Cleaned burner, flame sensor, and cleared condensate trap. Changed filter. Measured igniter ohms, flame sensor micro amps, amps on inducer and blower, capacitor on inducer, static supply and return air pressure, gas pressure, flue pressure, temperature split and the drop across the coil and filter. Furnace works at this time. I recently completed a follow-up visit to a customer's home to check on their recently installed furnace. The gas pressure was 3.43 inches WC, the static pressure was .85, and the delta T was 63-105. The cooling airflow tap was 4 at .75 ~950 cfm for a 2.5-ton outdoor unit.

Customer had a leak under the kitchen sink. I replaced the compression ring on the p-trap and adjusted the sprayer hose. No further leaks were found at this time. The customer would like us to come back out to replace the escutcheons under the same sink.

I was called to a customer's home to fix a thermostat. The customer had tried to remove the communicating thermostat from the wall, but it was stuck and broke the screen. I called our local supplier, but they didn't have the part in stock. I found the part online and ordered it. Will return to complete the repair once the part is received.

I repaired the compromised ductwork, secured the duct board, and covered the previous hole in the ductwork. The thermostat temperature upstairs is dropping now, and the room is no longer receiving unnecessary airflow.

Came out today for a bathroom faucet replacement (hallway bath near back door) and for a slow drain in Andre bath. While replacing, found sink was coming up so pulled sink and re-caulked it to vanity top. Installed new supplies for faucet. Replaced pop-up assembly with a push pop-up assembly. After reassembling, turned water on and tested for leaks. Everything is in working order at this time. Talked to customer about shower valve replacement in same bathroom we replaced faucet but due to back of shower valve being on outside wall recommended that our estimator come out to quote job.

I arrived to perform plumbing maintenance, checking all stools, fixtures, and water heater maintenance. I did not perform water heater maintenance due to age and will quote for replacement. The customer does not have pumps at home. I cleaned the furnace system components, tested the system, and it is working good with no concerns.

I worked on a residential HVAC system that was having issues with zoning. The customer explained that the system was working but the zoning seemed off because when one certain zone called it would heat the other zones as well. We set the guest bedroom zone to the maximum amount of airflow on the thermostat to hopefully try and keep the other zones from opening up when that zone is calling. The issue seems to be that the furnace is pushing too much air for that zone so when it runs, the other zones crack open to bleed off the excess air that’s being pushed. By setting the airflow to that zone to the maximum it should hopefully alleviate the need to bleed off extra air into the other zones. We also set the balance point for the heat pump from 32 to 20 per customer request.

I arrived at a customer's home to provide service on a heating system that was not heating all parts of the home. I found that the upstairs was getting hot when the downstairs was not. I checked the system and found that the tstat was changed and the dampers were not set correctly. I reset the tstat to set the correct sizing and percentages for the dampers to work properly. Now the system is working and the temps between upstairs and down have leveled out.

I arrived at the job site and shut off the water supply to the toilet. I then disconnected the supply line and removed the toilet. I stored the toilet in the garage until the flooring was completed. I will return to reset the toilet once the new tile is installed.

I was called to a home to inspect an air handler with heat strips that were not working. Upon inspection, I found that two of the three legs of the contactor were burnt and not allowing proper volts to pass through. I replaced the contactor and found that the system was operating properly. I then checked the three heat strips and found that they had continuity and were getting 21 amps each.

I received a call to a residence for a furnace issue. Upon arrival, I found that the furnace was operating but had a pressure switch error code. I discovered that the inducer was full of water and cleared the condensate trap and drain port. I also noticed that the exhaust was flooding the inducer due to condensation. I cut the flue to add more slope and installed a rain gutter fitting to alleviate the water from the inducer elbow drain port. I will install a permanent drain fixture when the installation is completed. The system is now operating normally.

I found a furnace flue pipe emitting 200-1000 PPM of CO outside, while the inside reading was 10 PPM at the burner box. The flame was inconsistent and rolled out when the blower motor turned on. I recommended a heat exchanger inspection, and the customer approved it. I scoped the heat exchanger and found deterioration in several parts. I attempted to clean the burners but found the furnace was still having the same issue. I recommended a heat exchanger replacement, which the customer approved. I ordered the heat exchanger under warranty through Lennox parts, and it will arrive on January 13th. On January 15th, I returned with the new Lennox heat exchanger and took apart the entire furnace. I found several holes in the old heat exchanger and replaced it with a new one. The system is now operating correctly, with a consistent flame and a normal amount of CO at the exhaust. There will be a burning smell for a few cycles due to oil on the new heat exchanger, but this is normal and not an

The customer complained that their furnace was emitting a gas smell when it turned off. I ran the furnace and let it run for a few minutes. When I shut it off, I could faintly smell gas for a few seconds. I explained that this is normal and that the gas left in the manifold when the burners shut off is not dangerous or harmful. I arrived at the customer's home to diagnose a furnace issue. The customer reported that the system was not heating. I checked the thermostat and found that it was not working properly. I replaced the thermostat and found that the furnace was working properly. I also found that the secondary heat exchanger was leaking water, which could cause system failures. I recommended replacing the heat exchanger under warranty. The customer agreed to the replacement. I replaced the thermostat and tested it. I was able to test the thermostat in heating but not in cooling due to the low temperatures. I scheduled a Comfort Family Consultant for Wednesday at 9 am to inspect the unit.

I arrived at the customer's house to replace the kitchen faucet. The customer approved the quote and I turned off the water at the stops and removed the existing faucet. I cleaned the countertop around the faucet hole before installing the new one. I installed the new faucet and hooked up the water lines. I made sure there were no leaks. I collected a second water sample for the customer to the lab for testing. The customer would like a quote for a water softener. I will turn the sample into the lab for testing and provide a quote for the softener. The job is complete.

I was called to a home with a faulty HVAC system. Upon arrival, I found that the system was in a soft lockout due to pressure switch faults. I cycled power and tried running the system, but the low pressure switch would not close. I checked the flue pressure and found that the differential was 1.36, which is outside the required range. I cleaned the flame sensor and tightened its connection, and the system ran correctly. I disconnected the fresh air intake to keep the house warm until we can access the pipe.

I found that the gas valve on the steam boiler wasn’t getting voltage due to the low water cut out was open. I reset the low water limit and ran the boiler for about 25 minutes and water levels on the sight glass seem to be within specs. We will come back at a later date to drain the boiler and clean the low water sensor.

I arrived at the customer's home to find that the air vent for the steam radiator was cracked. After inspecting the situation, I discovered that the steam was escaping from the trap during use. I informed the customer that the air vent would need to be replaced, and after their approval, I retrieved a new one and replaced it. I then tested the system and found that the trap was now stopping the steam from escaping properly. The customer was very satisfied with the work I performed.
