Completed furnace maintenance by cleaning burners and flame sensor and testing gas pressure and airflow. Conducted plumbing and sewer line inspection via camera, identifying major root growth in pipe connections at 53-54 feet.

Performed bi-annual furnace maintenance and plumbing inspection. Cleaned the burners, igniter, flame sensor, and condensate trap, then replaced the air filter. Tested gas/static pressures, dye-tested toilets, and checked all waterlines and drains.

Freed a seized outdoor spigot handle using channel locks to restore proper operation. Verified the wall hydrant opens and closes easily without sticking, and provided an estimate for future spigot replacement if needed.

Cleared a backed-up bathroom sink by removing a coin obstruction from the drain trap. Rodded the drain line with a 5/16" cable to clear the pipe and tested water flow to ensure proper drainage.

Replaced two sink cartridges, seats, and springs for bathroom plumbing repairs on the 3rd floor. Seized shower valve in room 402 requires replacement. Water heaters were inaccessible for maintenance due to furnace/wall obstruction.

Winterized pool house plumbing by shutting off main water, draining the water heater, and purging lines with compressed air. Removed shower cartridge and urinal flush valve, disconnected supply lines, and added RV antifreeze to all drains and toilets.
