I found the radiators in the bedroom cold. I found the boiler at operating temperature. I found the zone valve to the bedrooms open. I power-blew the system. I replaced the circulator pump. I found the relief valve dripping water. I replaced the relief valve. I believe that the bedroom system has a lack of circulation. I will explore circulator options for our customer.
I replaced the copper drain lines above the basement shower with new 3” pvc fittings. I also pulled the toilet to replace the flange above. I secured all connections. I flushed the toilet and checked for leaks. No leaks were found. We will return to do the rest of the quoted work once the clean-up company clears the crawlspace area of the sewage.
Customer searching for HVAC contractor due to unit not cooling. Upon arrival the technician noted the customer had a Comfortmaker air conditioner, 3 tons, made in 1997 that utilizes R-22 refrigerant. The technician also noted water leakage from the furnace. Upon initial inspection, the interior coil was not draining properly. Condensate pump was working correctly. Verified pressures and superheat and sub cooling on air conditioner, everything in range. Further investigation revealed that condensate drain line had obstruction causing leakage. After clearing drain line with compressed carbon dioxide, assessed interior of evaporative coil as well. Significant dust and debris buildup from years of use has caused airflow restriction, making leaking worse. Vacuumed interior of evaporative coil to improve airflow, but a full coil cleaning would be necessary to solve the issue permanently. Customer is searching for a plumber to address shower pipes that seem to be banging around. Upon arrival the technician inspected the shower pipes in the upstairs bathroom and discovered some movement. Determined much of the movement is due to pex piping behind wall but that tightening diverter to wall could potentially eliminate some of that movement (diverter leaks when shower is running so quoted replacing it). To make any further adjustments would require cutting into wall behind shower which customer is declining to do at this time. The technician will be obtaining a requested quote for repair of hot/cold manifold where heavy corrosion is showing up.
REPLACED 2 CARTRIDGES IN KITCHEN SINK BOTH WERE LEAKING WHEN WE ARRIVED
